
Boningale Developments have identified land South of Codsall as a sustainable location for new housing, community facilities, and public open space. A scheme is being developed with a view to submitting an outline planning application at the close of this consultation period.
This website sets out our vision and proposals for how the site could be developed and the potential benefits it could provide. Until August 8th 2025, we are now seeking views from the local community to inform the proposals as they develop.
The Story so far…
In 2024, Boningale Developments carried out an extensive public consultation on the early-stage proposals for a residential development in South Codsall. We met with members of the public as well as local elected representatives, community groups and planning officers in what was an invaluable exercise in helping us to develop our proposals for the site.
Having taken the feedback received on board and continued to proactively engage with the local council and others, we have refined our proposals and are now preparing a planning application for submission to South Staffordshire District Council. Before we do, we want to hear what the local community think of our refined plans.
The Vision
Our vision for Codsall South consists of a high-quality development of approximately 550 homes, an extra care facility and dedicated community shop.
Codsall South will also provide ample green spaces and play areas, and will help to enhance biodiversity within the site.
Boningale Developments have carried out a prior consultation exercise, listened to the received feedback and have made changes as far as possible. An application will be submitted shortly after this latest consultation period.
